Property Location

The Lot Valley is one of the hidden gems of South West France. Nestling just south of the Dordogne Valley, about 240 km East of the Atlantic Coast, and about 230 km North of the Pyrenees, it enjoys the unspoilt countryside of the Parc Naturel Regional du Causses de Quercy, the vineyards of Cahors and many other sites and spectacles. Set in the heart of the parc naturel regional des Causses du Quercy in the Departement of the Lot, this beautiful stone-fronted Quercy house with its lovely views and large swimming pool provides both a perfect base from which to explore the delights of the region and an extremely comfortable place to relax and really “get away from it all” at any time of year.

Description of Property

Fon Niove is a south facing stone fronted house built in the typical Quercy style, with steep roof, traditional oak carpentry and dormer windows giving beautiful views of the forested hills and valleys stretching away as far as the eye can see. The house has central heating and is well insulated keeping it comfortably cool in the long hot summers and cosily warm in winter. The main rooms have both south and north facing windows creating a living space that is light and airy, with traditional wooden furniture adding warmth and colour to a pleasingly simple interior decor. The tiled groundfloor has traditional oak ceiling and beams, south-facing dressed-stone windows and opens onto the covered terrace. There is another south facing terrace in front of the kitchen. The spacious kitchen/dining room features a fully fitted kitchen with local granite worktop and large oak dining table (seats 10 comfortably), oak sideboard and dresser. The amenities include good quality cooking utensils, crockery sufficient for 12, electric cooker with hood, dishwasher, washing machine, kettle, toaster, iron and ironing board. There is a small hall leading to the central heating boiler room and to the spacious downstairs bathroom with pedestal washbasin, power shower, bath and WC . The spacious and comfortable living room features a large stone fireplace with traditional Godin wood stove. Two double convertable sofas provide extra beds if necessary (movable screen provided) A selection of books games and puzzles are available. The stairs with hand made wrought irom balustrade lead to the first floor with exposed traditional oak carpentry and oak flooring and is well insulated against both heat and cold. Both bedrooms and the landing have south facing dormer windows with beautiful views, and north facing velux windows for extra light. Bedroom 1 (with ensuite bathroom)has a wooden queen size bed, and wooden chest of drawers and cupboard. This room has an ensuite bathroom with shower, pedestal washbasin, shaver point and W.C. Bedroom 2 has a brass queen size bed and wooden bedroom furniture. There is also a folded single futon-style bed, and a folded foam bed suitable for a child which can be moved as required. Garden Fon Niove is set in 3500 m2 of land two minutes walk away from the attractive village of Sénaillac-Lauzès and 9 k from the small town of Labastide Murat ( supermarket, bank, post office, bakery, butcher etc) The property enjoys complete privacy without being isolated. The house is approached from the north side (the back of the house) where there is plenty of space for parking. In front of the house (south side) there is a small covered terrace and a larger terrace with wooden table and chairs, parasols and a barbecue for al fresco dining. Swimming Pool Guests at Fon Niove have exclusive use of the large swimming pool. The 15 x 6 m free-form pool is in front of the house and has lovely views over the countryside to the south. There is a large shallow end (depth 80 cm) allowing small non swimmers to play (supervised by an adult) in the pool .There is a steep slope down to the large deep end (depth 2m40). The pool is surrounded by wooden decking and gallet stones, with a paved terrace,a grassy area and a herb and flower border, There is a shaded area . Sunloungers, table and chairs are provided. For parents’ peace of mind the pool is fenced and can be padlocked. For extra security for your children we recommend using the « fall » alarm (confoming to EU norms ) which has been installed in the pool.

Places of Interest

Fortuitiously placed in the heart of both the Lot departement and the Parc Naturel Régional des Causse, Fon Niove is well placed for exploring the rich cultural historical and natural heritage of the area. Unspoilt stonebuilt villages are scattered amongst the hills and oak forests, impressive fortifications and steep-roofed Quercy houses cling to the spectacularly beautiful cliff-lined river valleys, and a multitude of caves, some with elaborate cave paintings, are testament to a landscape shaped by stone and water. The region has very little industry, a low population and no big cities. Our village is on a limestone plateau 400m above sea level – clear air and expansive horizons enhance the feeling of really having room to breathe. There are innumerable villages and sites close by well worth visiting, amongst the most renowned are : Cahors – nestles in a loop of the river Lot, shady central boulevard with busy cafe terraces , a vibrant Saturday market, Pont Valentre (wonderful example of medieval military architecture). Figeac – beautiful medieval town,winding alleys, half –timbered houses, iron-work balconies and mullion windows , Museum Champollian Rocamadour – on the route of St Jacques de Compostella and pilgrimage site since the year 1000,a magnificent village and castle clinging to a sheer 150 m rock face. Gouffre de Padirac – an enormous natural well more than 75mdeep and 32m in diameter leading to an underground river and and huge caverns decorated by enormous stalactites and stalagmites ; the caves are accessible by foot and by flat bottomed guided boats along the river. St. Cirq Lapopie – perched on a high escarpment dropping vertically to the river bank, the steep narrow streets of the village have been lovingly restored (mostly by painters and wood-craftsmen) Pech Merle – cave and galleries more than 1500m long, with impressive pre-historic paintings and petrified footprints There are many lesser known spots which are off the tourist track but well worth a visit.
